Since 2008, we’ve been working towards developing a small-scale, genuinely green urban housing project in India—one where individuals and families who believe in sustainability and low ecological impact could live consciously. The goal was never asceticism, but a thoughtful lifestyle where modern comfort coexists with environmental responsibility.
However, rising land costs and resource constraints have made such a project unfeasible in most Indian cities. We’ve therefore shifted our focus to where this dream is more achievable: rural India.
We are now planning a small organic community farm project for 5–10 like-minded families, about three hours from Bangalore. Given the location, it may serve as a second home or weekend retreat for most, but it will also be fully equipped for those seeking year-round residence.
This is not a trend-driven “green” development or a managed farm project marketed under misleading labels. It is for those who resonate with its deeper philosophy—eco-conscious, small-footprint living rooted in nature and community.Who This Is For
We’re looking to build a community of co-creators, not buyers—urban individuals and families who:
Seek a rural retreat that feels rooted and authentic
Want to grow food, engage with nature, or explore slow living
Dream of owning land without the burden of full-time farming
Wish to build simple, thoughtful homes and spend quiet weekends on a farm
Each family will own at least a quarter acre or more, with the freedom to cultivate organically as per their preferences. For the first three years, Satavic Farms will manage and farm all plots organically, ensuring a smooth transition into natural living for every resident.
This is a community-led project, not a commercial real estate venture. Core aspects such as cultivation, construction practices, energy and water use, waste management, animal welfare, and aesthetics will be governed by clear rules and collective agreements.
Satavic Farms will stay involved in the project’s operations and support for a minimum of three years. After that, once systems are in place and relationships built, the community will have the autonomy to evolve independently.
Housing
Custom, modern homes designed using eco-friendly, locally sourced materials—especially mud—combined with passive solar architecture that respects the natural climate (sun, wind, rain). Comfort is essential, but extravagant or incongruous construction will not be permitted.
Energy
Primarily solar, possibly supported by biogas. We aim to meet most energy needs with renewables. Grid power may be used only as backup.
Water
Complete water management system including rainwater harvesting, white/grey/black water recycling, aquifer recharge, and conservation.
Food
All families can grow their own food on their plot (we manage this initially). A community-level food sharing mechanism will also be developed.
Waste
All waste will be source-segregated. Biodegradables composted on-site, recyclables sent to trusted agencies, and minimal landfill.
Infrastructure
Live-fenced perimeter, solar-lit pathways, water systems, shared irrigation, electricity, internal fencing, optional electric carts, and secure, CCTV-monitored premises.
Recreation & Lifestyle
Community kitchen and dining, shaded sit-outs, walking trails, yoga/meditation spaces, and a common gathering area.
Animals
A gaushala for rescued cows (not used for milk) and a home for dogs.
Maintenance
Satavic Farms will provide end-to-end maintenance—including farming—for a minimum of three years. This removes the need for residents to hire or manage labour. Families may participate hands-on if they wish.
This project is not open to investors, speculators, or short-term renters. Ownership comes with long-term responsibility, not transactional convenience.
We prioritise lifestyle over commercial yield – these are small-scale farms rooted in well-being, self-reliance, and a genuine connection to land. It’s about sustainable living, not revenue from farming.
Sustainability, community, aesthetics, and low-footprint living are at the heart of every design and decision.
We make no false promises. This is not a high-return investment—it is a conscious, long-term shift in how we live, grow, and engage with the earth.
Homes, lifestyles, and landscaping will need to align with these values. This ensures the project remains true to its intent and spirit over time.
